It is a company specifically dedicated to the acquisition of real estate in Spain and \/ or other countries: buildings, offices, commercial premises, warehouses, parkings, shopping centers, etc &#8230; The assets must remain in the portfolio for at least three years and at least 80% of the properties must be dedicated to renting.<\/p>\n<p>The characteristics are as follows:<\/p>\n<ul>\n<li>The minimum share capital of SOCIMI must be 5 million euros.<\/li>\n<li>It is possible to form the company with a single property.<\/li>\n<li>Must be registered on a Spanish or European regulated market.<\/li>\n<li>They can invest in other SOCIMI and \/ or REIT.<\/li>\n<\/ul>\n<p>Profits:<\/p>\n<ul>\n<li>0% Corporate Tax (IS)<\/li>\n<li>95% Bonus in ITP, AJD (Acquisition and Residential Transmission)<\/li>\n<li>Exemption from the ADI (Constitution, Contributions)<\/li>\n<li>Annual distribution of mandatory dividends:<br \/>\nAt least 80% of the profits made by the rental incomes.<br \/>\nAt least 50% of the profits from the sale of your assets.<br \/>\n100% of dividends from other SOCIMI and\/or REIT.<\/li>\n<p>Amedia Partners relies on a multidisciplinary team of highly qualified professionals specializing in advisory services: accountants, lawyers, tax advisers, business advisers, financiers and tax specialists.<\/p>\n","protected":false},"excerpt":{"rendered":"SOCIMI is the equivalent in Spain of the international figure of REIT (Real Estate Investment Trust).
