SOCIMI Characteristics and Profits
SOCIMI is the equivalent in Spain of the international figure of REIT (Real Estate Investment Trust). It is a company specifically dedicated to the acquisition of real estate in Spain and / or other countries: buildings, offices, commercial premises, warehouses, parkings, shopping centers, etc … The assets must remain in the portfolio for at least three years and at least 80% of the properties must be dedicated to renting.
The characteristics are as follows:
- The minimum share capital of SOCIMI must be 5 million euros.
- It is possible to form the company with a single property.
- Must be registered on a Spanish or European regulated market.
- They can invest in other SOCIMI and / or REIT.
Profits:
- 0% Corporate Tax (IS)
- 95% Bonus in ITP, AJD (Acquisition and Residential Transmission)
- Exemption from the ADI (Constitution, Contributions)
- Annual distribution of mandatory dividends:
At least 80% of the profits made by the rental incomes.
At least 50% of the profits from the sale of your assets.
100% of dividends from other SOCIMI and/or REIT.
